Your request is already through, so you can close this page if you need to.
That's an AI preview, not a promise. The contractor prices the real walls after a look.
We couldn't do this one. Some photos don't work: a clearer, wider shot in daylight usually does.
Your request is in: you'll still get a call with a price.
Our price guide
Every finish, every house type, and the extras.
| Job | Typical price | What moves the price |
|---|---|---|
| Sand and cement render, painted | €35–€60 per m² | Two coats by hand, then masonry paint. Cheapest to apply, needs repainting |
| Monocouche (one-coat, coloured) | €50–€75 per m² | Colour in the mix, scraped finish. Needs dry, mild weather to cure evenly |
| Silicone render (thin coat) | €55–€80 per m² | Base coat and mesh first, then the coloured silicone. Sheds water and dirt |
| Acrylic render (thin coat) | €60–€80 per m² | Like silicone on a base coat; flexible, wide colour choice |
| Lime render | €60–€90 per m² | For old stone and brick walls that must breathe. Skilled, slower work |
| Mid-terrace, front and back | about €2,500–€5,500 | Worked out from the per m² prices for about 70 m² of wall. Scaffold extra |
| 3-bed semi-detached, whole house | €4,000–€10,000 | The finish, the state of the old walls, the gable |
| Detached two-storey, whole house | €7,000–€16,000 | Four walls, more scaffold, bays and corners |
| Bungalow, whole house | €5,000–€8,000 | Less height, so less scaffold; long walls |
| Pebble dash or wet dash, 3-bed semi | €1,500–€4,000 | Dry dash thrown on, or wet dash with stones in the mix |
| Scaffold | €1,000–€3,000 | Usually in the price. Height, access and how long it stays up |
| Repairs: a plasterer by the day | €200–€300 a day | €350–€500 a day with a labourer. Patches are priced after a look |
| External insulation and render, 3-bed semi | €12,000–€22,000 | Before the SEAI grant of up to €6,000 on a semi |
A guide for typical Irish houses. Your price is fixed by the contractor after they've seen the walls. Nothing is booked until you say yes.
What's included
- Scaffold, usually: check it's in writing
- Preparing the walls: cleaning, hacking off loose render, sealing
- Beads at the corners, around windows and at the base
- The base coat and mesh where the finish needs it
- The finish coat in your colour, and the clean-up
What pushes it up or down
- Up: hollow or cracked old render to hack off, pebble dash to cover, a detached house's four walls, bays, chimneys, three storeys
- Down: sound walls, a mid-terrace with only a front and back, a plain finish, scaffold you already have up
- Ask for the price in writing with VAT shown, the finish named and the scaffold, preparation and beads spelled out
What decides the price of a house
The wall area, first. A mid-terrace has only its front and back to do, about 70 m² on a typical two-storey house once the windows are left out, so it comes to about €2,500–€5,500 at €35–€90 per m². A semi adds a gable; a detached house has four walls and twice the scaffold.
| House | Walls to do | Typical price |
|---|---|---|
| Mid-terrace | Front and back | about €2,500–€5,500 |
| Semi-detached or end of terrace | Front, back and one gable | €4,000–€10,000 |
| Detached two-storey | All four walls | €7,000–€16,000 |
| Bungalow | Four walls, one storey | €5,000–€8,000 |
Then the state of the old walls. Sound render or dash can usually be covered. Hollow render that rings when you tap it has to be hacked off, and that's a day's work or more before any new coat goes on.
- Is the scaffold in it? On most quotes it is: it adds €1,000–€3,000.
- Which finish, by name? Silicone and acrylic need a base coat and mesh first: is it priced?
- Beads and sills: corner and window beads, and what happens at the sills and the base of the wall.
- Is VAT shown? Get it in writing.
